That will require a rough and final inspection. 2) When installing drywall you will need a nail/screw pattern inspection. 3) You will need to provide 'conditioned air' to these rooms..how are you going to do this and that will require inspection.Will you have to increase the size of the electrical panel?

do you guys prefer to only invest in newer homes i.e. built after a certain year to reduce the possibility of having to do a lot of reno on wiring, plumbing, etc. or does it just depend on seeing the house and determining the condition that its in?

But the other side of the coin your expenses go way up when your employer is now not paying you any bene's and you have to pay all your own health retirement self employment tax AMT tax etc etc. trying to do this with max leverage is going to be a long slog to replace a 150 to 200k a year job with bene's.
