If im a newer investor.  do you have to find deals at 50% arv instead of 70% arv to make a proft?  (i know those are baseline numbers numbers and there are a lot of factors that go into those arv %).

I'm a bay native and have never heard of the town before this, but I imagine with the insane growth here it is only a matter of time before it's discovered (also new development plans and growth happening).
