This is basic case where bad sponsor doing high risk investment in bad times …I was one of the small investor for very large SF rental fund out of Florida but got litigated by SEC three years ago and handled by receivership court now.three years later we got at least out 80 percent money back LOLBtw , every new kid can make money in 2016, but if they can survive 2022 that’s your guy :)So don’t afraid to make lawsuit against these company …Carlos seems to be more experienced in this than me, so feel free to disregard my comment at your discretion.

As a business, a judge will expect YOU to know all the laws and legal procedures.Make a minor mistake and the judge is unlikely to give you a break and may rule in the tenant's favor.The judge will see the tenant as a consumer and may give them a lot of leeway in court, even give them borderline legal advice.You are in over your head, not having the knowledge to properly handle this.

Wholly agree with everything you said and sincerely believe that you really have a handle on the greater Bay Area.AB 968 also changed how flipping works for owner builder.Not every strategy works in every market.With all that being said I pivoted back to live in flips.
