Make sure your plan is rock solid, unlike hard money, you can't pay a point to extend the loan.

They came back saying it needs to be approved (which is fine) but now also want to potentially charge $6k for a portion of the lot that is owned by the community to install rocks/gravel.

Most of my costs are incurred when I have turnover, if you have a tenant that has been there for 20 years, I would not rock the boat much.

But I am willing to bet in the 3 year, probably 5 year and definitely 7 year + frame that these investments will rock any of those one's winning today.

Thinking STR may be good given proximity to Red Rocks, although not sure of STR laws per above?

My current agent advised me not to "rock the boat" with the policies I currently have because they are all older and would "go up significantly" if I changed anything.

Because I, a real estate Broker, can call that bank, say were in listing contract, put this on hold for ____ days and I will have it live on MLS and get it sold and gone to cover things, and guess what the bank does, they work with me because I am legit and with a rock-star track record of getting s#it done.
