We are inheriting tenants in the upstairs apartment and need to present them with a fresh lease. 

Then, when clear, come at it fresh BUT with a focus that your going to do all things, answer all questions, all "feelings" with MATH.

And while we do have many more out of state "eyes" (buyers), it still fees like a fresh market with plenty more to offer.

I would include the storage and bake it into the rent or not bother, you will have enough to account for as it is.

If you feel more comfortable having a lawyer review it, that is still a stronger starting point to save money since they are not starting fresh. 

As tenants have left we've been fixing up the apartments so that everything is working and is freshly painted and clean again.
