Another point that I forgot to note, this will be a sales director position covering the midland area and surrounding regions, so I will be frequently traveling to midland for customer meetings and team meetings (2 times per month typically)! 

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

I am sorry to hear your original move didn't go according to plan, but it sounds like you got some great investment properties out of it.We would still be visiting California frequently (me for work, and my wife for family), so I don't think we'd want to move back for sure, especially in the area we live in.

Seasonal changes frequently impact the activity of both buyers and sellers, which causes variances in the speed at which properties sell.

STRs can yield higher income but require more management, including frequent cleaning and guest communication.

I have one company we talk with frequently who has gone back and forth over 10x with SEC on comments for an offering that was qualified years ago.

People frequently try to specialize in Section 8 in these areas.  

We use prints in remodeling frequently, that's the SOW, it's also how permits are done.
