If you do not have those it will extremely hard to ever sell it to someone who will require bank/lender financing or refinance it down the road if you want to pull out cash on the ARV or future equity.The other rule of thumb is that you buy it New and that it was never on another property or location, simple built onsite or trailered in from warehouse.

Actual foreclosure is on the East coast a Sherrifs sale and you can google the state and sherrif sales and the rules will be on the websites.. but its one of two process's either it requires a non refundable deposit if your the successful bidder or you need full cash at the sale.

., if this was a 506(c) offering, and the sponsor did not make "reasonable efforts" to confirm all investors are accredited, than that is a direct violation of rule 506(c) from the SEC.If this was a 506(b) offering, there needs to be an existing relationship with all investors before any investment opportunities are shared.
