Every window is photographed up close to show presence of screen and if there are window dressings or blinds, I take a photo with them open and closed.If there is a problem (scrape on the wall, carpet stain, etc.) then I take a good close-up.

I can see, however, that REITs could be pyramid schemes with some fancy accounting and work disguising the lack of real ownership - but, for that matter, so could any mutual fund in theory.

Before I go out I make sure I am well dressed but not over the top.

Its nothing fancy, but all the utilities are separate, and is in fairly good shape.
