If I do minimal repairs, I can probably replace the garage door or paint the exterior.

This is a nice building where everything works properly and the exterior is well taken care of. 

I fell in love with the large, beautiful lot and the granite exterior.  

Exterior needs very minor cosmetics.

No pictures of the kitchen. 2. 170k 3/1  no pictures on zillow/redfine, no listing sold in 2021 for 180k sold again 2/24 for 170k3. 180k 3/1 list 199k in 8/24 sold 2/24. no appliances, fair rehab, exterior paint, New hvac, new water heater.

@Connor Heaton, I agree with Gino, that some HOAs cover exterior items, and some only cover certain items.But beyond, the specific items covered by this HOA, they will also want to understand how well funded the HOA currently is for items.  

They will affect what you can and can't do and will affect the home you build (ie exterior finish, landscaping, colour, etc).

iJoist/floor truss set, subfloor, exterior walls with sheeting and wrap.  1 story? 

The tenants who were my worst tenants have over run the property and trashed the exterior.

Both bathrooms are on exterior walls.
