Look into how your county handles properties of deceased residents who pass without a will or trust.  

Mention a payment schedule that reflects project progress and key milestones, such as rough inspections passed or drywall completed.

If you would not, I'd recommend passing.

When you say your house hack phase has passed, are you saying you DON'T plan to occupy a unit of the 4-plex?

They seem to be running lean enough and it appears they need to get passed one mahor hurdle, paying off the debt, to start paying out again.

Some sellers will still entertain them.

@Shawn Tuma & @Chris KayVery difficult in today's market to cashflow putting 0% down:(5-10 years ago it was possible, but prices have increased faster than rents.Your best bet is to find a property that needs work, but will still pass a VA appraisal/inspection. 

I feel like rates will come down over the next 6 months or so.Unless you find a screaming deal that you just can't pass up, then bide your time.
