It wasn't the messiest thing I've seen, but still required clean up on my end which the clients weren't happy about at all.The third client is a self employed hair dresser and she compained of poor communication, inability to understand what they wanted form her and complete confusion over their payroll directions.For the price paid, I'd say the results were mediocre at best.

Of course property taxes tend to be more expensive than interest payments where I live.The FED is supposed to keep employment low and inflation around 2%.

Becoming an employer adds a whole different layer of rules/taxes etc in addition to that it might not be permitted by the Broker

When operators mention employer names or area amenities, they should look at where their actually tenants work and pitch that vs just big name companies whose employees might not ever live in the building.They always pitch no capital calls, but will be interesting to see how investors fair after inhouse loans will be paid off to the properties they needed to do that with.

Median SFH are selling for right about $600,000 and properties are appreciating about 10% a year in recent years, though that can’t last forever.I am self-employed and do pretty well, but I do not have a W2 and my income varies quite a bit.

In my research, default rates are pretty high amongst 401ks loans. 5) If you leave your employer and want to rollover your remaining balance to an IRA to be able to invest in real estate, known as a self-directed IRA, you have to either A) Payoff the loan first, or B) When you rollover funds, the loan balance will be immediately distributed to you, thus taxes and penalties, and you forfeit all that tax-advantaged money back in the account. 6) 401ks are generally covered under federal ERISA rules, which affords you additional creditor protections, from outside of the 401k judgments.
