Any luck on motivating realtors in the area to actually get operating expenses/lease agreements for Jackson County specifically George?

Better yet, accept the fact that there are always going to be the poor, and a good number of these people - especially in class-movable societies like the US - are going to be there because they aren't motivated enough to do anything further. 

If you are consistent with these action items you will avoid most claims, your business will be more profitable,  operate more efficiently and if a claim were to arise you will have all your ducks in a row. 

We didn't buy much from the MLS and if we did, it was either a "handyman special" or it had been on the market 180+ days with a motivated seller willing to take less than market value.This will be the "new normal" going forward and a lot of newer investors will drop out of the acquisition market and just hold what they have.

That is the sole motivator behind seeking out these markets and property types.

Most syndicators are not very motivated to put together profitable deals because they make money by putting together the syndication itself.As I've mentioned, not all of my passive investments have done great, but in aggregate they have done better than average because none of them have any of the items mentioned above. 

Be aware that 5 levels of membership can create divisions within the ownership group because the same investment at any point in time can behave differently for each class of investor, so motivations may not be aligned.
