Most that have negative feedback about the product are not educated about it.

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

@Bob Dole please tell me you have a CPA and you're simply educating yourself so that you can verify what he is saying is correct? 

Others have little/no experience and will give you bad advice that takes you down the wrong path.I recommend you focus on educating yourself while saving more money. 

Its a work in progress but fun to look back and see how the planning, education, and small actions have resulted in an amazing transformation of my lifestyle and wealth. 

Figure out what specific aspects of BRRR you want to discuss, and tell us what you have done to educate yourself on each of those specific aspects.

Bigger Pockets is a great place for education and networking. 

As a powerful organization, I would like to see Bigger Pockets become a leader in not simply educating real estate investors but leading the way in warning investors about the real estate guru pitfalls.  

Educate the land owner on the potential profit run the numbers and go over the basic proxy and blue prints.Make sure you have a seasoned and qualified Builder/GC because they can be a deal killer with wasted time and inflated material and extended completion dates.

You also need to educate yourself on how to manage an investment property.
