Although I understand the moratorium is currently scheduled to end on June 30th in many parts of the state there is always the possibility that it could be extended or re-instituted at some point.Has anyone found a way to structure lease agreements for new tenants in such a way that the tenants waive their right to the eviction moratorium or would otherwise be held responsible for unpaid rents during the pandemic (other than rent relief assistance)?

It is worth taking a stab at it and see if you can get some relief from non-paying tenants! 

However, I remember seeing an article on rent relief for landlords that would be sparked from paperwork filed by the tenant.

If you took Covid relief SBA 6 month funding, you will probably need to repay that.We are just closing on an SBA loan for one of our Storage locations and filing for two other locations. 

If the Tenant is crying COVID, then follow the guidelines for COVID relief. 

Not sure how your state is handling evictions now but most states have a COVID relief fund and maybe this will be the kick in the rear they need to fill out those doc's and seek help. 

@Brian Jaime I met with my GC today who said he's starting to see some relief at the lumber yard. 

I would only buy it if the unit is delivered vacant or the tenant is set up and approved for rent relief where the govt pays their back rent.

Seller is actually going to repair the foundation, so I'm feeling some relief now :) 

I see some that do not want to pay rent now because they know that the free $ has moved to rent relief, so they have to stop paying their rent to get that pot of money...and for my renters they had a problem getting that rent relief because their salary and hours has actually increased over time, no COVID loss of income.
