I'd also recommend finding an investor-focused agent in that market, sharing with them your buy criteria, and then having them set you up with an email list for properties that get listed. 

I'd automate the email/message so I don't forget, too!

I am a Broker in California though and still on the Oregon DRE s  e mail mailing list I like to stay up on current laws since we are home builders in the Portland Metro market..

I send a text to introduce myself and ask if we can answer any questions about the listing or to support them in finalizing their booking.We follow up with an e-mail reiterating the same information.

But this is what you do:Get yourself on a bunch of wholesale lists and start looking at deals as they come to your email.
