They usually over-quote, but the pro to that is they have never gone over budget in the few projects I've done with them.I was originally going to shop around for a more affordable GC, but it may be worth paying a bit extra to have that trustworthy relationship for the first few BRRRR houses until I can retire from my traveling job and do RE full time.

As someone that manged a 320 unit property that was partially section 8, I would say it's something personally for my own rental pocket book could not afford, I saw many apartments damaged, the inspections by Sect 8 are not easy to necessarily pass, and when they do re inspections they will fail a unit for a burnt out light bulb.. so your rent subsidy get's delayed..

As you know from processing loans, it's a lot easier to get a loan if you have some income.Once you get a few deals going in RE, have systems that work, and want to scale, you could then get into RE full time.I'm not saying you can't do RE full time now though, that depends on your situation, experience, savings, etc.Good luck!
