2) Agent calls about fixer-uppers BEFORE they hit the market.Challenge will be getting them at the right price, w/o insulting the agent.If you have the time or funds to hire someone to do it for you, suggest you setup Constant Contact or similar program to send monthly reminders to agents about:1) Your repair services that save deals2) Post 1-3 success stories with quotes from agents you helped - because they all know each other3) That you are looking for fixer-uppers, with some loose buy-box parameters (don't be too restrictive or you won't get deal exposure)You can then add every agent you encounter.It will take 3-6 months, but will eventually snowball if you do good work.

Find out what your SS will be and have either enough cash to cover the lack of that or work a little to compensate for the lack of SS until you can collect.This assumes you can live off your income w/o your W2 when you start collecting.

Which brings me back to the enigma as to why CSLB even bothers providing for small work under $500 in materials+labor per project o be done by 'unlicensed' - to me it implies they are contractors as long as they are putting a pricetag on the labor as opposed to be asking for a certage hourly wage.My way of recording and reporting wages paid to independent contractors/laborers has so far always been (for the past decade) to issue a 1099-MISC to anyone who I paid $600 or over in the past year.

I also jJust ran a report for "total rent" (w/o cleaning fees & taxes) and while the 1st QTR(Jan-Mar) trailed lower, all my Smokies properties exceeded last April's total rent except one was lower by $98.
