I am by no means proposing this, but just as Medicare premiums, Required Minimum Distributions (RMDs) from retirement accounts, and contribution limits for IRA/401k accounts are adjusted for inflation, would it be fair to suggest that rent increases could follow a similar model to ensure that both landlords and tenants are treated equitably?

My umbrella policy is far greater than what most people need and far more costly but it is distributed across all my units and includes a fleet of vehicles and other toys.

If there is a lien holder they are usually more picky on distributing the money and will often make the check payable to you and the insurance company (jointly) who will then piecemeal the money back to you as repairs are completed.

But I don't think the borrower for the loan would change, so that means each month, my tenant would pay rent to ABC LLC account under my property manager, and my property manager would distribute the funds to my sole prop business account, and my sole prop business account would pay the mortgage.Will the tenant have a case to argue that I am commingled with my LLC?

If I set it up this way, then the monthly distribution would go to the Wyoming LLC's business account first before going to my personal account, which is fine but another layer of trouble.

Most often the terms specify that distributions are first paid to satisfy the preferred return and second they are paid to return capital, so the capital account would look like this:$100,000 starting balance$8,000 preferred return accrual($8,000) preferred return distribution$100,000 ending balanceIn year two, there is another $8,000 due, etc.But partnership agreements can be written however the parties agree, so the rules could be different and that would result in entirely different calculations and results.

TechVestor is 100% legitimate and it's really easy to prove imo. 1) I've been inside their properties 2) done title searches for ownership that match perfectly by date and LLC3) I’ve received distributions for over the last 18 months.
