There are more disadvantages than advantages in my opinion.

You have something to gain is such dealings, you will walk in at a disadvantage.

The are many disadvantages to holding property opposed to buying notes or investing in trust deeds.

It seems to put you at a real negotiating disadvantage since you have to wait until you have made your initial offer to get a sense of the condition of the property.
