I recently started a small scale real estate development company here in Pittsburgh, HeyDay Development.

Purchase price: $220,000 Cash invested: $100 Sale price: $225,000 Wholesale: 2 build property to a Developer.

If the developer can do better than 35%, then the deal becomes even more profitable for them.

To develop the property, you would need to demolish the existing structure.  

It's one of the hottest markets in the US right now with so much population growth, job growth, and companies moving/developing here (26B Intel headquarters being built here, 68K+ enrollment in Ohio State University, Amazon, FB, Google, Honda, Nationwide, Anduril, etc.).

Columbus also has great macroeconomics - lots of job growth, population growth, and major employers developing here.

Here are a few things that I like about the neighborhoods in Indy compared to other states: high rent-to-home-value ratio, consistent and gradual city development, relatively low property tax and insurance cost, affordable renovation service cost.

within days Wagner comes up with this Brennah oaks development and markets aggressively and even wrote a book.another few months I get a note from real wealth (Kathy Fetke’s group) through which I met my turnkey providers and they said they have cut ties with Jean Gillen and anyone associated with that group. so for my risk appetite I didn’t and wouldn’t do business with them and I live an hour from ocala. 

The best way to develop a solid SOW is this - you start off with what you are visualizing in your head, send drawings, pictures and products that you like.
