Over the next 3 - 5 years I plan to 1031 exchange all of our single family homes and purchase another 40 that won’t have mortgages (we use the lease option model to sell our properties to maximize profits so we cycle through properties every 3-5 years).

I haven't heard any who recommend a primary business model of buying notes with the chief intent of foreclosing versus getting the owner re-performing considering the cost and time required for foreclosure proceedings as well as all the unknowns that come  along with it.

I am the opposite I have never bought new tires for a car in the last 20 plus years except for my Porsche which chews them up. and my model X Tesla which weighs a ton.. when i need new tires I get a new car :)  PS when the clutch went out on the Porsche at 25k miles and out of warranty it was 5k to fix it..
