So many things to look at.Put it in Excel if it's not already in that format.I usually start by sorting on FMV and deleting ones too high and too low.

Nearly imossible to delete the postings. 

@Kristina Lugo I prefer the cash out refinance in your situation because this allows you to delete the PMI forever which raises your cash flow substantially.

He showed me , There was 1 picture where I could see my tools layed out on a picnic table while I was working and I was in the picture (wearing the same coat I had on in his office)I asked him to go back to 2006 on 1 property and show the progression , I showed him where I have been removing buildings and they need to be deleted from the tax records .

@Joshua Nobles in my experience, most lenders/appraisers will severely discount RTO income or delete it from their valuation entirely. 

@ Jerry K   if you would, could I possibly see one of the foreclosure letters if you have one (deleting names, etc  if not public court records) with the added  invitation to contact if no intent to redeem? 

When you find a property you are interested in bring it here to biggerpockets (delete the address of course) and let some experienced members look at the pro formas to see if they look realistic.2 - There will be bad times.
