They are partying, drinking, playing loud music, burning their BBQ, smoking, and throwing up all over the carpet and couches. 

The other issue is that these same tenants smoke, not on the property, but they put the butts in a can on the wooden porch and then dispose of them - gross really - anyway, Ontario is going the way of BC more and more - very tenant-friendly.

I purchased a 3/2/2, 1366 sqft rental home built in 1986 (roof 8-10 years, no pool, smoke alarm, etc) in May 2023.

We provide dark grey washcloths in every bathroom for just that purpose.

Pick a color or pattern that hides things well.Knobs/pulls: look for something that can't catch on clothing.Paint: avoid bold, dark colors.

Tenants lease says nothing about smoking.

Even being out of budget, that transparency is really valuable and not leaving investors in the dark!
