And they are actually slowing losing market share, at least in my market.People always try to offer a product and service for less, you are not the first one with this idea.

Connect with a few players who know your submarkets like the back of their hand, and suddenly you’re not the lone wolf trying to move product.

HOWEVER, very important to understand is that these 3 month seasoning products are VERY expensive.

I never used the other products you're speaking of, its just sad how these so called gurus take advantage of people.

Property must be habitable now - there is not  a renovation product. 

For anything less than that with a traditional bank or credit union, you'd likely be looking at a portfolio product (the bank/CU will hold your loan and not sell it on the secondary market). 

As your banks have made very clear.Getting a second job would be financially more productive and less work than wholesaling. 

That MIGHT be the best program for you, but even if it is not that is what you will be sold as it their only product.

The finished product and getting the rewards from the fruit of the labor is way down the line.

I'm speaking only with my experience in SoCal...but another reason they are expensive is that we were required to use very 'green' products.
