Which BTW might not be the worst idea, if you have a cookie cutter property on a street that is fairly uniform the algorithm is often pretty good.Part two is the appraisals on cash out refi's are typically VERY conservative.

Yes there are two lenders doing non owner HELOCs but they only take simple cookie cutter high FICO deals (as is second position) and borrower has to be perfect.

Wouldn’t a few hundred dollars upfront be well spent if it meant having a plan that you knew was going to evoke a feeling of beautiful color-story to make your flip memorable in a good way for buyers that’s fresh and NOT 10yrs ago cookie-cutter, not this region or democratic or worst so plain it’s boring.

I used Legalzoom and it was very cookie cutter but if you are a single-member LLC than you can change it as needed and reuse.

Which they will STRONGLY object to, since the in-house lender comes with an in-house rigged appraisal that will hit value no matter what (they will say a million other reasons for the preference, but that's the real reason).
