It sounds like cashflow but I can't understand what sort of cashflow you're going to be pulling in by bringing on a partner at this stage...you'll be splitting hairs.

If your one lender bets wrong on the direction of rates or underwrites a large non-performing portfolio they could get a hair and start doing weird things.

If your bad almost-tenant had a poodle breed and the former tenant had a breed on the bad end of the allergic scale, it's possible that what she said about being affected by the previous dog's hair has an inkling of truth.Regardless, I would not have wanted to rent to her.

If it's in Seattle I'd assume there's some regulatory hair on it either way that would require an experienced team to get it done in a timely fashion.Finding capital for either probably wouldn't be difficult with the right plan and team, the time capital is being held as cash is very low right now.
