Bernie Huckestein Re-position under a Master Lease?

Other significant update items are outside the building...paving / curb appeal.If I can position a Master Lease (with ultimate purchase price (so really Master Lease / Option),  the flexibility that provides could allow me to pay a little more; however, even without putting initial money up for the purchase I will be investing rehab / re-position monies.So my question:  is this fairly standard with a Master Lease?

Title insurance would have cover that.Another time I bought a property that had anew street, sidewalk and curb put in by the town.

so after what 26 years it paid off but it for ME was a process.. and let me tell you so many of the BP folks have started in RE post 08 when O8 hit if I did not have this banker I would have cratered he carried me through when any other regional bank would and did kick me to the curb..

The house we lived in from 1988 to 1995 and collected a mortgage on until 2003 never had water reach half way up the curb in all those years.

This is also a good idea for properties you want to use for Section 8 tenants because the tenants still have to pay utilities and reducing monthly expenses helps your property be more attractive to government officials trying to provide affordable housing.Of course everyone has heard about the importance of curb appeal and now it is more important than ever.

I noticed, ever since adding curb appeal to the property, this can be as simple as having green grass and nicely manicure, I been getting less no shows.
