@Annalisa MinettoRealtor here that works in the Joshua Tree STR market here.Just like any other area, there are nuances to the JT market that people with zero experience in this specific market will not understand.If you're looking at properties in residential neighborhoods with neighbors directly behind you and on both sides because that is what you can afford, then it's probably best to stop looking because yes, you are going to struggle.If you can afford a property on acreage with good separation from neighbors that can provide the sense of privacy that most guests are looking for and can furnish the property with good quality and well curated furnishings in one of the better neighborhoods, you will do better.That said, it's no longer a secret that JT is an STR market so if you're looking for 20%+ CoC, that is harder to find these days but you can still get a decent return.

There are companies such as reQuire that handle "title curative" matters like this for a fee.A $40k open lien that has not been being paid down could easily have a current balance of twice that amount... so the escrow would be insufficient. 

There is a company called reQuire that offers title curative services such as this when all else fails in the search for a lienholder payoff and/or a release.

There are no secrets to Real Estate investing, there is just plain old learning that is required.Guru's ask you to invest amounts larger than a downpayment on a home to get access to their secrets.Stay away from people promising you secrets but be willing to pay a little to access information someone else has invested in curating for you.

NETWORKnetwork like crazy. you need to meet people who have moneyThis site is GREAT for that, I've borrowed private money from people I have met off herelocal REIA meetings are great tooalso, market yourself so people know you. when people consider giving you money, they are going to search you on the internet, they want to go to your facebook/twitter/webpage. make sure what they find is as polished and professional as it can be. curate your online presence so when you ask for money people find you legitimate and trustworthy.
