We have lesser finishes, but if we refaced the cabinets (since it's cheaper than replacing, and more durable than painting) and swapped the countertops (laminate) we could likely demand more rent, especially since it's a top-floor unit with vaulted ceilings, a huge master, and no shared walls.

Formica Countertops instead of granite that sort of thing.Generally it is said the lower the class of property the more hands on and better skilled the manager will need to be.

My estimate: 6-7kComplete new kitchen (Floor tiles, new Cabinets, new countertops, ...), and new appliances. my estimates: 4-5kAll my estimated include parts and labor (certified and insured electrician, plumbers, painters, ... etc)Bed bugs/Pest control cost should also be added, I think.Whole apartment is about 900 square feet.

.- countertop is new- we painted the existing cabinets and put new hardware on them- in the 3 season porch we frosted 2 of the windows and then just painted the existing walls, ceiling, floor
