We have lesser finishes, but if we refaced the cabinets (since it's cheaper than replacing, and more durable than painting) and swapped the countertops (laminate) we could likely demand more rent, especially since it's a top-floor unit with vaulted ceilings, a huge master, and no shared walls. 

These are material costs only.We always budget $5,600 for kitchen cabinets and granite counter tops.

As turnkey, the kitchen should be new.The counter top corner seam is not done right.

We did replace flooring, countertops etc., but that was while it was our principle residence for personal use. 

Formica Countertops instead of granite that sort of thing.Generally it is said the lower the class of property the more hands on and better skilled the manager will need to be.

.- countertop is new- we painted the existing cabinets and put new hardware on them- in the 3 season porch we frosted 2 of the windows and then just painted the existing walls, ceiling, floor
