I didn’t get paid on contracts I had with them way before they even “froze” distributions.

If finding a new replacement is more difficult then get your new property under contract first even before your old property closes.  

Seems like you're just a marketer working on a contract basis (not that I'm defending the program or even saying it's legitimate).

I was in on fund 5, pref return hasn't started flowing yet, but a key difference was they were still acquiring for Fund 4 at that point, and now they have parks under contract for Fund 6 before the offering went live. 

This will consist of finding a good deal that requires some work and is below market value, and making sure your contractor is accurate with the budget and executes the work as stated in the contract.

For example, I am under contract on a property $75K in NOI for exactly $1M.

Purchase price: $70,000 Cash invested: $60,000 Sale price: $70,000 Have under contract for $70K and will rehab.

Thanks Sarah, I don’t see much house hacking going on in Essex or Dundalk in terms of listings on Zillow or FB so my concern would be finding professional adult roommates that want to house share in that area. i’ve been following a lot of the midterm rental groups in Facebook and the consensus is that contracts have decreased significantly and hospitals are using more local labor pools.

They have land under contract, $2B in agreements signed so far, so that’s it really.
