On a side note, am looking to partner with other out of state investors and as a conduit, I have some experience in what to look for and specific target areas. 

If it is an external wall is it acceptable to you to have the plumbing/electric conduit on the outside of the unit?  

The utility company is going to have to get in to the transformer feeding the house, isolate the breaker, and refeed a new cable in the conduit to your meter.

Electrical gear is 12-24 month lead time right now and that doesn't include the utility transformer, cables, conduits, trenching, backfill, etc. 8.

To avoid paying $800 per LLC, couldn't one Umbrella LLC act as the conduit for all of the LLCs under the umbrella LLC?

The gas pipe / electrical conduit / irrigation pipe is cheap and you can always just put it in under your concrete in case you want to use it in the future. 

The general "rule" that comes up amongst the sophisticated investors is 144 GRM, as being the outer limit (barring a crazy cheap conduit, or other not normal situations).  

The electrical in those metal conduits looks like the USMC Parris Island boot camp, or an auto body shop not a (HOME).
