While turnkey properties are more commonly used for DSCR loans due to their immediate cash flow, fixer-upper properties can still qualify depending on a few factors. 

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

Once you're ready, create a goal (e.g., "I will buy at least one single-family home, duplex, triplex, or fourplex before the end of 2019") and then do it.

I think it's probably less common here but I've often wondered about how difficult it would be to convert a detached garage, etc. on a property from a legal standpoint.
