@Jason Andersen it doesn’t look so bad that you can’t patch it as the others have said look for vinyl patch it works better In our climate for patching and you can do the work yourself the cost should be approximately $20

We'd like to do a no doc cash out refi on our personal residence but we haven't dealt with brokers since before the big financial meltdown so I'm not sure what the process for a no doc looks like in todays climate.

@Nancy ZhaoWhile heat-pumps (either air to air or air to water) are wonderful - we use them quite extensively - those of us in climates which experience *real* winter are normally required to have an ancillary source of heat to cover those periods where the heat pump alone is inadequate.
