With major employers like Procter & Gamble and Kroger ensuring a stable job market, Cincinnati presents a strong contender.

I've chosen to go south.

The market value of a property usually doesn't dictate the insurance amount unless you've chosen to insure the property for what is known as actual cash value. 

@Mark Cotteri think investing OOS is only a good option if you're going to spend actual time and effort in your chosen market. 

It makes me sick to my stomach the thought of settling but I also know that its a gamble to go forward with litigation.

The most important person in this type of situation is to have a good real estate attorney no matter what strategy is chosen.  

Or you need to request the info directly from the chosen tenant later....that's the issue with landlording this way.
