Buy as homestead for a child and reserve 1 room for them, and LTR on rest of the house.TIA.

Tenant will not be thrilled, but it is legit that when child completes his degree, he needs a place to live.  

We have 1 unit that a friends child lives in with their young family.

I would also require the tenant to have the parents sign a liability waiver that also adds you on there as well stating that if the child is doing something that could harm themselves, that you are not held liable.

First let me say, if just 1 extra guest or say one extra adult and a small child I'm not worried about that, I am talking excessive guests beyond the max occupancy of my cabin.  

Due to the pursuit of family stability, with a growing child and a desire to build connections in the neighborhood, we will be moving to Georgia in the beginning of March for the latest.I am excited about continuing my real estate career in Georgia, not only as an agent but also as an investor.

The gaps in the fence meet the max. opening size of 4" so even a child can't squeeze through.
