My advice, is in the beginning purchase in your personal name as you will get the best financing terms and once you get close to running out of slots, then buying in the name of an LLC can help continue your growth and by then you have a good track record as well.Happy hunting,Eric

i was actually putting together a jv deal on a vegas casino build and the client asked me if i knew anyone with an reo portfolio, the same day another client happened to ask if i knew any buyers for an $800,000,000 reo portfolio and that began my venture into the reo world. i just happen to stumble directly into a new york investor with $3,500,000,000 in his personal bank account on my very first deal so it has been pretty easy for me when the packages are real. the hard part is weeding through the fakes and scammers.

If it is an elongated type (vs. symmetrical) chances are good that if you remove that plate you will find a large slotted head that is a shutoff for each side of the fixture.

Even in the high end real estate market (casinos, hotels, bulk reo packages) you will find that there is a lot of overseas oil money (not necessarily US allies) buying big chunks of these high end US properties.

Not to mention, not so much investors, but homeowners are so damn indecisive they take up a slot on my shcedule for 2 weeks and cancel the day before when I COULDA been working making money elsewhere, quite often.
