If this was brought to me as an investor my first thought would be how feasible it is to double the rents and in what time period you're looking to do that. 

I also just refinanced my property w/ BOFA and financing for the upgrades were not even brought up.   

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

  - They can be exclusive with named exceptions (e.g. "... pay you a commission for any purchase I make unless the property is one of these specific properties I'm already aware of or for properties brought to me my someone on a specific list of other agents I'm already working with)

Your home inspection report likely brought attention to the fact this was not part of their inspection scope so I doubt there's any recourse available against the home inspector as others suggested.  

At some point locals did not want to live there anymore and to keep the business going the ONLY exit was basically to Investors for rentals in addition Katrina brought up a huge amount of folks from New Oreleans that did the area no favor.

Like the others said, AirBNB and VRBO are the 2 top OTA's for STRs.I haven't heard how much others have brought in for others.
