Plus I recently got a brand new calculator, wanted to see what out of state investors though the most important aspects of deciding between to similar rates cap rates in 2 varied size apartment. 

The new design takes the home from a 3 bed, 2 bath to a 4 bed, 3 bath, 2,400 sq ft rambler on a large lot in highly desired area.

(Starbucks / yoga studio / craft brewery /boutique cookie,coffe or ice cream shop  are the easiest targets)-Activation of dormant retail sites-Increased foot traffic For B to AAbove also apply-Home valuations (are homes in the increasing at rates above nearby or similar neighborhoods)-Is it walkable or are projects in place to make it highly walkable for residents-Is it near highly desirable activity centers -is it unique (for example - Can it get historic designation)

I'm brand new to Bigger Pockets and just recently moved to Los Angeles County.

I'm in Columbus Ohio and we ahve to build the same floorplan over and over and it's a group heard mentality. we build a three story walk up triplex designed for our infill lots

I’m brand new to investing, but have spent years wanting to do it.

I have a few brand new homes popping out of the ground in Canby Oregon.. msut of Portland proper is very old the new builds tend to be skinnies or expensive . 

Stainless steel appliances, cleaning service every other week and I am johnny on the spot with repairs.As a result my vacancies are not that bad even with a model designed to be somewhat transitory.
