They can do a bank-to-bank transfer, walk in to a branch with a personal check, cash, money order, wampum....it matters not; as long as the rent is paid to that account via the deadline.I love this tip. 

Hey Everyone,       I am considering branching out into the RE market.

@Michael Deering thanks Michael I sure will do you have any suggestions of local branches you have worked with?

I currently have 2 rental properties in my portfolio and am wanting to branch out into the fix, flip, and sell sector. 

Are you wanting to stay in your current market/area or to branch out?

Todd Cowert is my loan officer at the branch on Prince St. in Athens.

I can get local banks up to about 4 million but once I go over a even a mill, then my loan officer has to ask more branches to sign off.

That policy came about after we found (years ago) tenants burning newspapers, pine branches (nice aroma, dangerous for chimney fires) old furniture and trash in the fireplace. 

I am looking at a 60 day rehab with most of the code violations being addressed.Here are the violations:-housing violations: roof, peeling paint, vent screen-fallen tree branches-THIS IS HORRIBLE!

And then if Eugene branches off with other investors they form another LLC to hold other properties.
