A do it yourselfer would need to obtain a blank Quit Claim Deed, fill the Quit Claim Deed out properly, have the homeowners sign the Quit Claim Deed in the presence of a notary and then record the Quit Claim Deed at the courthouse in the County in which the property resides in Virginia.   

My Personal concern would be having ample cash reserves when you are done with the rehab.  2 units will eat cash on occasion, be ready.  

On the occasion that you do all mentioned are great ways to protect assets but any good attorney will find a way to pierce the corporate veil. 

Our first purchase was an owner financed deal with 2 commercial spaces (both rented) and basically a blank slate building that we are turning into a 4 bed/2 bath house.  

A follow up to the second question, I was thinking blank envelopes but it sounds like you are branding your envelopes with some form of print and then using a different source to actually label them with individual lead information prior to mailing.  

Its pretty much a blank slate with 600 sq. ft.

But I wouldn't anyway, because I have a generator that I use for these kind of occasions;) 

Have them create a general qualification letter "Xx bank qualifies ashley for xx amount for xx property" And because they've already done the absolute highest borrowijg amount calculations, they'll just have to fill in the blanks.
