Id generally like to buy and refinance 6 months to 1 year down the line and scale up bigger rentals. 

Hello Mike, It is nearly impossible to answer this question without taking a deep dive on the numbers of each but often times in expensive markets like Seattle the cost of construction is so high that it doesn't make sense to tear it down unless you can build something way bigger/nicer.

The virtual agency, The Real Estate CPA, was featured on Bigger Pockets and has their own podcast but I have not found any reviews for them. 

Bigger pockets videos can sometimes be too wordy and irrelevant to my liking.

@Chris Kay - Bigger Pockets has an older book now called "Estimating Rehab Costs" that was published prior the pandemic.

If this is not something you're interested in delving into and learning to a high degree, then investing in publicly traded REITs would be another good option for you, which have historically returned about 13.5 per cent Per year over the past 50 years (1977-present), beating the US stock market by two per cent and even beating private real estate investing by 4 per cent (that's compared with the average real estate investor, not the experts here at Bigger Pockets).

It's not bad to be ambitious but there will always be a bigger fish then you.
