The baby boomer generation I think right now is the second largest behind millennials so there will be a lot of demand I think in the coming years.

If they were light smokers, you may be able to wipe everything down, clean the carpet, and run an ozone machine for a day or two and remove the odor.

So they say they would like to have a baby and want to be sure, but honestly, I can't trust that this is true based on other actions they have taken against the previous tenant when moving in. 

Pretty soon these will be happening with bank owned properties again, and expect the same 50-70 percent haircuts to a bidder as that is the actual true market value right now. all price appreciation since 2020 has been wiped out of this market, it’s just going to take some time to work its way through the system.

They then do the first mortgage and wipe out the mortgage payment on the current home from the new homes DTI for qualification purposes.

Not sure what the laws are in ME, but in Georgia a first position foreclosure will wipe out the 2nd position lien making them riskier which commands a higher interest rate percentage.
