I always felt awkward when I asked a tenant to pay their rent before I use Tellus.

Long story short, it went all the way up to my boss which provided for an awkward conversation.

Or they will call back to recover the rent, and you will have the chance to come to an agreement: they clean the place up and move their stuff out and you pro rate the rent for the overage days, or they leave their stuff and you charge them the months rent and keep the security deposit to cover cleanup and repair.I have had plenty of awkward endings with tenants, and never once did it end in court.

The car belonged to a worker who was at that house doing some maintenance (the owners weren't home), so it's me, him, and her in one of the most awkward situations anyone could find themselves in...and finally 20 mins later she makes a phone call, and it's to someone she was letting live on her property that I didn't even know was there the whole time, and he comes down on foot as well (another 20 mins), and he also becomes inconsolable when he sees for himself what happened!

This gives me the chance to walk around and inspect the unit without having to call it an inspection and making it awkward.
