I could massage the same numbers to tell you I'm expecting an 18% annual return and still not be lying to you - that's why it's so important to take these highlight numbers with a grain of salt.

I am guessing on the tax piece, not trying to sidestep the IRS but rather massage the partnership in order to maximize for both, since one partner is getting all of the tax benefit could the profit for the other partner become a draw of sorts?  

Not necessarily much, but there will be some post-purchase repairs, vetting of applicants, and ongoing maintenance and tenant massaging. 

These include operating a country club, golf course, massage parlor, hot tub facility, suntan facility, racetrack or other gambling facility, or liquor store.

i know a few people who partner with local chefs or massage specialists, but curious if anyone has offered with a company who helps to facilitate these types of things, OR, if anyone has put their own menu of additions together with success?

Do you run around judging people who buy nice cars,  travel the world,  get massages?  

I caution against importing and massaging the data too much, you can easily spend more time collecting data than looking for a deal.
