You can create Land trusts that do not change anything for taxes, do not trigger the $800 extortion, provide some anonymity, however they do not really provide any asset protection, from what I understand.Some investors and lawyers believe that a more complex structure combining land trusts with out-of-state LLCs can defeat the $800 CA ransom while still providing asset protection for the out-of-state properties.

A LLC is not going to guarantee you anonymity or complete liability protection.

And it also retains the anonymity of your 1031 if you choose (this is usually more desirable on the buy side of a 1031 for sure).Slowly, over time this is becoming a moot point as more and more realtor board contracts already contain a 1031 clause.

Since you are using leverage, the LLC doesn’t really offer much additional protection besides a layer of anonymity (that is pretty easy to get around).

Ensure to verify this verbiage limiting your liability is in your PPM prior to signing/funding.Investing out of your own LLC into a syndication LLC, in addition to an additional layer of asset protection, can also provide some anonymity.

It literally takes about 15 minutes and the company appears as the registered agent on all documents so I'm completely anonymous.
