Age, Religions, Sex, Familiar status etc....Ability to pay you rent is not one of them.As for the debate on whether or not to take a large amount of money all at once that's a whole different animal.

Tread softly, sounds like he's not yet convicted of the most recent activity.This applicant would lose points in my screening due to having multiple criminal events and for the most recent being so recent.Additional occupants rather than new applicants are a different animal. 

@Tim Bartel,With a 4-plex, you need to think about quality of life, for the tenants, and also for the animals.     

To simplify things, I like think of repositioning MF properties as just flipping “bigger homes”, but I know it’s a different animal completely, especially the part of managing the income/expense game with inherited tenants.

If I were to choose to contribute to a charity it would be the Humane Society.Nothing more rewarding in my opinion than assisting a helpless or abused animal.

There is a small personal junk yard going on next to a non working vehicle and leaving food around for the purpose to feed wild animals outside their window. 

Now that the can has been removed, zero issues, humans are interesting social animals eh.

They are two different animals, and you talk to different people at the bank.
