I had over 200 sfrs in jackson proper all C and D class U want to think they are B s but not really in all but one area of the city of Jackson and a ton of section 8.. those were a nightmare..

I left them recently like many others have in the last 5 months and even though our money was technically an investment and a limited partner contribution, they refused to give anyone their money back even after stating numerous times they would give people their money back if they choose to leave.

In my opinion, I like a cash asset, but they may be able to sell now, buy a smaller house for themselves, and a rental property or two in Texas.

@Jonathan Blanco, I'm and investor and a licensed mortgage broker so I've been on both sides of this conversation.I would look for a lender that (1) listens to you and understands your strategy and needs (hint: it's not always money), (2) has experience working with clients executing your strategy and brings more to the table than just cash - be it advice, relationships, deal-team partners, etc., (3) gives you viable options and explains the pros and cons of each option and (4) you enjoy interacting with - this should be a relationship, not a transaction.Once you find a few lenders like this (and you should have relationships with more than one), then you can start comparing rates and fees.

RW discovered that most clients shop with a "what are the monthly management fees" approach and not a "what are all of your revenue streams" approach.RW competes with a very competitive flat monthly management fee but then charges a minimum of 1 full month's rent for leasing and a host of other fees.
