Many students choose to live off campus because of alcohol policies and there are more students in Lexington than ones that just go to UK.Overall, your idea is there but needs to be refined for it to be successful.

@Ben Freiermuth nearly all college students I run have credit history, and some criminal history comes up as well (minor alcohol type infractions).I think you're getting bad advice from any landlord that tells you it "might not be worth it to run".

Its more work then you might imagine that includes mid night or later calls when alcohol and arguing roomie's get into it. 

Ignore it as long as it doesn't cause a health hazard, attract pests, interfere with the neighbors, or cause damage to the home.Living like a slob is often a red flag of other issues like unpaid rent, loss of employment, drug/alcohol abuse, etc.

I good friend of mine has a 70% disability rating and almost all of his health problems are due to his weight (back, knees, heart, liver, apnea, diabetes) and he was at least 50 pounds overweight and an alcoholic for his last ten years of military service!

And liability for the party guest kid with alcohol poisoning.

:)The only thing that would improve the club (other than free alcohol) would be to increase the already increasing membership!
