We were told the addition of any other pet-related up-front charges would likely not be considered favorably by a judge. 

My goal is to live in the home during the winters, maybe 3-4 additional weeks for vacation, then rent it out to help cover the mortgage the rest of the year.

OF COURSE the Contractor is going to say you need to tear it all out and rebuild the wall(s)  because that's the absolute easiest solution and adds additional work for him.

Removing it cost us an additional $5k over our estimate.
