And also, pricing at 7% with that low of a FICO is highly unlikely, unless I am missing something here@Robin Simon I'm not familiar with the quote but confirming our minimum FICO currently is 640 however if there is a partnership (multiple full joint and several recourse guarantors) we currently take the higher of the two median FICOs if equal ownership % Also - 7.625% is certainly in our ballpark currently - doesn't seem unreasonable with our rates right now!

The units won't have HVAC system due to the cooler climate but because of the tightness of the home i.e <3 ACH, I actually need an ERV so I don't kill my tenants due to C02 or VOC poisoning.The problem is ERV filters need to be replaced every 3 months for all 4 or 5 units.

We manage 37 doors with that costs us a few dollars per door per month with no surcharge for ACH payments and we get next business day credit for those.  

I was thinking maybe we could set up a ACH auto withdrawal from her bank or unemployment card to ensure the rent, any thoughts or complications with that?

It's quite interested because Bilt has provided her with a bank account and routing number, so she's only charged for an ACH transaction.

I specifically need really user friendly accounting features (including ability to sync with quickbooks and print checks directly from the site/software), customizable online application, and online rent-pay as an option (hopefully with free or very cheap ACH).
